Patrick R. Leardo is Executive Managing Director and Chief Executive Officer of Domain Capital Group, the parent company of two registered investment adviser subsidiaries, Domain Capital Advisors, LLC and Domain Timber Advisors, LLC. Working closely with developers, owners, lenders, and investors, Mr. Leardo advises on acquisition, structuring, and execution of investment strategies.

Mr. Leardo has more than 35 years of real estate experience, including 10 years as Chief Operating Officer for a major Northeast development and syndication firm. Before forming Domain Capital Advisors in 2008, he spent 22 years at PricewaterhouseCoopers (PwC), where he founded and led the Global Real Estate Advisory practice, expanding it to 450 professionals across 44 offices in 16 countries.

Mr. Leardo has held leadership positions in the Pension Real Estate Association, National Realty Committee, and National Association of Real Estate Investment Trusts. He has also served as Trustee and Finance Chair of Roanoke College, as Lead Independent Director for Griffin-American Healthcare REIT II, Inc., and as a Trustee and Governor of the Urban Land Institute Foundation. He holds the Counselor of Real Estate designation and is a Fellow of the Royal Institute of Chartered Surveyors.

Mr. Leardo earned a Bachelor of Science in Engineering from Upsala College.

David Seaman is Executive Managing Director and President at Domain Capital Group, the parent company of two registered investment adviser subsidiaries, Domain Capital Advisors, LLC and Domain Timber Advisors, LLC. In this role, he is responsible for spearheading strategic initiatives to advance Domain’s growth in its core investment verticals, assets under management, and industry talent.

Mr. Seaman brings more than three decades of real estate and private equity experience, including acquisition and valuation of large, single-asset and portfolio transactions. Prior to joining Domain, he was a partner at PricewaterhouseCoopers LLP in New York for 22 years, recognized as a leading expert in real estate private equity fund formation. He assisted funds and placement agents with historical performance metrics and worked with equity providers and real estate firms to develop strategies for underperforming assets.

Mr. Seaman earned his Bachelor of Science from Lehigh University and an MBA from Columbia University. He is a CPA licensed in New York and New Jersey.

As a member of the company’s executive management team, Mr. Lary is responsible for the strategic direction of the firm, expansion of investment offerings, and guidance of investment strategies across both subsidiaries.

Mr. Lary began his career with PricewaterhouseCoopers (PwC) as an Associate in the Business Assurance practice after graduating from Tulane University in 1995 with a B.S.M. in Accounting. He later became a Senior Manager for PwC’s Real Estate Business Advisory Services group, managing key client relationships and consulting projects. His work included managing the liquidation of a $15 billion real estate portfolio and restructuring more than 75 investments.

In 2003, Mr. Lary co-founded Sandusky Capital, LLC, a boutique consulting firm, where he advised on real estate workouts, capital sourcing, risk management, and principal investing in venture capital, private equity, and real estate.

He joined Domain in 2011 as Executive Managing Director, where he continues to guide firm strategy and growth.

Mr. Lary is a Certified Public Accountant licensed in New York (inactive) and sits on numerous advisory boards on behalf of Domain’s clients.

Anthony Tittanegro is an Executive Managing Director at Domain Capital Group, the parent company of two registered investment adviser subsidiaries, Domain Capital Advisors, LLC and Domain Timber Advisors, LLC. As a member of the company’s executive management team, Mr. Tittanegro is responsible for the strategic direction of the firm, expansion of investment offerings, and guidance of investment strategies across both subsidiaries.

Mr. Tittanegro began his career in 1992 with Prudential, supporting the development of the general account’s capital allocation strategy and analyzing associated investment returns.

In 1999, he joined PricewaterhouseCoopers’ (PwC) Real Estate Advisory practice, where he provided consulting and transactional support for clients on major real estate transactions, including Sears Tower, the World Trade Center, Stuyvesant Town, and others.

In 2010, Mr. Tittanegro founded Titan Property Group, a boutique real estate investment and development firm focused on land assemblage and residential construction.

He joined Domain Capital Advisors in 2010. Mr. Tittanegro is a member of the Counselors of Real Estate, serves on the Board of Directors of MidCap Financial, and earned his B.S. in Business Finance from the Florida Institute of Technology and a Master’s Degree from New York University.

Carolyn Seabolt is Managing Director, Chief OperatingOfficer, and General Counsel for Domain Timber Advisors and serves as GeneralCounsel for both Domain Capital Advisors, LLC and Domain Timber Advisors, LLC –both SEC-registered investment advisers and subsidiaries of Domain CapitalGroup. In these roles, she is primarily responsible for general legal oversight of the firm, as well as oversight of administrative and operational business functions.

Ms. Seabolt began her legal career in 1995 with WilsonStrickland & Benson, practicing civil litigation and later focusing on commercial real estate transactions. In 2001, she joined Holland & KnightLLP as an Associate Attorney in their commercial real estate group, where she represented clients in office, industrial, and retail leasing, development, and secured lending.

She then spent 11 years with an Atlanta-based timberland investment management organization, specializing in timberland and environmental investments on behalf of public and private pension plans, corporations, foundations, endowments, and high-net-worth individuals. AsGeneral Counsel, she oversaw the firm’s legal matters, advised senior management, and led both in-house and outside legal counsel teams.

Ms. Seabolt is a member of the American Bar Association, the State Bar of Georgia, and the Atlanta Bar Association. She received aBachelor of Business Administration from the University of Georgia and a Juris Doctor, cum laude, from Georgia State University College of Law.

Sergil Naviwala is Managing Director and Chief Financial Officer of Domain Capital Group, the parent company of two registered investment adviser subsidiaries, Domain Capital Advisors, LLC and Domain Timber Advisors, LLC. In this role, he oversees financial reporting, accounting, and auditing matters for the company.

Mr. Naviwala began his career with the City of New York’s Office of Auditor General. As Management Auditor, he conducted complex and detailed operational and management audits, evaluated systems of internal control, and improved audit methodologies through process analyses and reviews.

In early 2004, Mr. Naviwala joined KPMG, a global leader in audit, tax, and advisory services, in the firm’s Asset Management Practice. With a diverse client base that included multiple fund structures and investment vehicles, Mr. Naviwala was responsible for the review and preparation of financial statements and disclosures, as well as various SEC registration statements, valuation models, and management and incentive fee allocation models.

Most recently, Mr. Naviwala worked in the Private Equity Funds Service group of State Street Global Services, Alternative Investment Solutions. In this role, he managed client relationships at a strategic level, directed fund administration for large alternative investment clients, and spent two years in Singapore helping build operations and enhance client relations.

Mr. Naviwala graduated from Brooklyn College, CUNY, with a B.S. in Accounting. He is a licensed CPA in New York and a member of both the American Institute of Certified Public Accountants and the Georgia Society of Certified Public Accountants.

Pete Chiappetta is a Managing Director and Portfolio Manager at Domain, where he leverages his nearly 20 years of experience managing the firm’s Media, Entertainment, and Technology (MET) investment strategy. Pete has sourced over $5 billion of transaction volume and manages over $2 billion of commitments on behalf of the firm’s clients. He also serves as a member of Domain Capital Advisors LLC’s investment committee.

During his tenure at Domain, Pete has been instrumental in executing numerous high-value deals across diverse asset categories and investment frameworks. He was a key contributor to the rapid expansion of the firm’s MET division, overseeing the deployment of an initial $800 million across media and entertainment. Thanks largely to Pete’s strategic foresight, Domain successfully launched its first MET fund in 2020, which secured over $700 million from investors.

Pete began his career with Warner Music Group, then moved on to a series of roles in the television industry. Before joining Domain, he was part of PwC’s Financial Instruments, Structured Products, and Real Estate group, where he analyzed complex asset-backed securities (ABS) structures, designed models for niche credit investment opportunities, and covered a diverse portfolio of assets, including credit card receivables, residential mortgage-backed securities (both private label and agency), equipment leases, insurance products, and corporate debt, among others.

He holds a B.S. in Communications with a focus on Entertainment from Emerson College and an M.B.A. in Finance from Fordham University’s Gabelli School of Business.

John Capriotti is a Managing Director and Co-Head of Domain Timber Advisors, LLC, an SEC-registered investment adviser and a subsidiary of Domain Capital Group. In this role, John leads strategic business development and portfolio management for the firm’s natural capital investments.

Before joining Domain Timber Advisors, John spent more than 20 years in the real estate, timber, and finance sectors, specializing in real estate transactions, underwriting, and fund development and management. He has led acquisition efforts for three start-up timberland companies, successfully growing their collective asset value to more than $3 billion.

Most recently, John served as Senior Manager of Real Estate and Acquisitions at PotlatchDeltic (NASDAQ: PCH), where he was responsible for real estate sales and timberland acquisitions in the Southeastern U.S.

Before the merger with PotlatchDeltic, John was an executive team member at CatchMark Timber Trust (NYSE: CTT), where he was the Director of Acquisitions, responsible for all mergers and acquisitions for the company. He led CatchMark’s growth efforts internally as well as in multiple public-private joint ventures.

John has served on several non-profit and for-profit boards over his career. Most recently, he served on the Board of Directors for the Forest Landowners Association.

John graduated from Boston University with a BSBA, majoring in accounting. He was a three-year letterman on the football team.

Don Warden is a Managing Director and Co-Head at Domain Timber Advisors, LLC, an SEC-registered investment adviser and a subsidiary of Domain Capital Group. In this role, Don leads strategic business development and portfolio management for the firm’s natural capital investments.

Before joining Domain Timber Advisors, Don spent over 25 years in the real estate, timber, and energy industries. He has extensive experience in asset and portfolio management, real estate transactions, natural capital assets, and business development. He has been responsible for more than $2 billion in real estate, timberland, and natural capital asset class transactions.

Most recently, Don served as Director of Natural Climate Solutions and Business Development at PotlatchDeltic (NASDAQ: PCH), where he was responsible for developing the carbon offset, solar, carbon capture and storage, mitigation banking, renewable fuels, lithium, and bio-based products business initiatives.

Before the merger with PotlatchDeltic, Don was an executive team member at CatchMark Timber Trust (NYSE: CTT), where he served in various roles from 2013 to 2022. As the Vice President of Real Estate and Alternative Income, he led CatchMark’s disposition program, developed alternative business lines, and oversaw the company’s joint venture with a U.S. public pension fund. Before this role, Don was the Vice President of Operations at CatchMark, where he was responsible for leading all real estate and management activities for the company’s various ownership interests across the U.S.

Don also serves on the Board of Directors for the Georgia Forestry Association.

Don served as an officer in the U.S. Army as an Infantry Rifle and Anti-Tank Platoon leader and in other battalion staff roles. He was a Distinguished Military Graduate of Southern Illinois University with a Bachelor of Arts in Political Science and has a Master of Business Administration from Mercer University.

Scott Reaves is a Managing Director of Domain Timber Advisors, LLC, an SEC-registered investment adviser and a subsidiary of Domain Capital Group. In this role, Mr. Reaves leads strategic business development and portfolio management for the firm’s timberland investments.

Mr. Reaves began his career in 2003 with Fountains Forestry in Eastern Tennessee as a forester, GIS Coordinator, and Product Manager of TwoDog Forest Inventory Software. In 2012, he joined an Atlanta-based timberland investment management organization as Forestry GIS and Data Manager and was promoted to Director – Forest Operations and Information Systems, where he was responsible for coordinating forest operations and investment strategy execution.

Mr. Reaves earned his Bachelor of Science degree in Forestry, with a strong emphasis on forest analytics and geographic information systems, from Virginia Tech University. He is a member of the Society of American Foresters (SAF), an SAF Certified Forester (CF), and a member of the Association of Consulting Foresters (ACF).

John Luckett is a Senior Advisor – Accounting for Domain Capital Group, the parent company of two registered investment adviser subsidiaries, Domain Capital Advisors, LLC and Domain Timber Advisors, LLC. With over 35 years of experience and 14 years spent with Domain Capital Group as Chief Financial Officer, Mr. Luckett will continue to consult with the company on financial reporting, accounting, and auditing matters.

Mr. Luckett began his career in 1986 with Ernst & Young, where he specialized in real estate audits, compilations and reviews. In 1988, he accepted a position with Raymond James Properties, Inc. as Controller, and remained in this role for the better part of a decade. In 1998, the company was acquired by Simpson Housing Limited Partnership (SHLP), at which point Mr. Luckett was appointed Vice President of Finance.

Mr. Luckett has been with Domain since 2008, where he brings a depth and breadth of accounting and financial management experience. With mindful attention to detail, a high-level business focus and strong interpersonal skills, Mr. Luckett plays an integral role in advancing the vision and strategic direction for the company. In addition, he works with the company’s sponsor partners’ C-level executives to help them with business and operations planning. His unique combination of attributes has been a driving force behind his highly successful 28-year career.

Mr. Luckett received a Bachelor of Science in Business Administration with an emphasis in Accounting from Tennessee Technological University. He is a Certified Public Accountant (Inactive Status), and is a member of the American Institute of Certified Public Accountants and the Tennessee Society of Certified Public Accountants. In 1984, Mr. Luckett received an honorable discharge from the United States Marine Corps.
